Meet BoomScreen: What to Expect When Applying for a Rental

By Illustrated Properties | October 5, 2026

If Keyes Property Management directs you to BoomScreen for a rental application, knowing what the platform does can make the steps easier to understand. BoomScreen supports the collection and review of application information, including identity and income verification. The requirements you encounter depend on the property and the screening options selected for that application.

Why identity and income verification matter

A rental application brings together information about the person applying, their income and their rental background. Verification helps a property manager evaluate whether the information relates to the applicant and supports the application.

For owners, that information contributes to a leasing decision. For applicants, clear instructions help explain what is needed and how to address an incomplete or unsuccessful verification. A request for another document does not, by itself, establish that someone supplied false information.

When BoomScreen is used, some information can be checked through connected services or document-review tools. The purpose is to support the review process. Completing a verification step is separate from receiving approval to rent the home.

"Screening has always been about protecting the people on both sides of a lease," said Benjamin Gene of Keyes Property Management.

What BoomScreen offers

Boom's official product documentation describes a configurable platform. Property managers can create application templates and select screening services for a property.

Its documented screening options include identity verification, income verification, rental-history verification, credit reports, criminal reports and housing-court reports. Identity verification can include an optional selfie video check.

Your application may use only some of these services. Follow the instructions for the specific property and ask Keyes Property Management to clarify the required checks, application criteria and any fees before beginning.

Platform features also do not replace the responsibilities of the people making the housing decision. A screening report supplies information that must be considered under the applicable criteria and laws.

What applicants may experience

Boom's identity-verification guidance describes photographing a physical, government-issued photo ID. Some property managers also require a short selfie video that compares the applicant's face with the ID photograph. Whether that additional step appears depends on the property's settings.

For income, Boom documents bank-account linking, payroll-provider login and document upload as verification methods. Its listed document types include pay stubs, bank statements and W-2s. The application identifies the documents required; do not assume that every applicant must connect both a bank account and a payroll account.

If income comes from self-employment, retirement or another source, ask which supporting information is accepted for that application. If a connection or upload does not work, contact support or the property-management team before submitting different information simply to advance the form.

An unsuccessful identity check may lead to review or a request to resubmit. Boom's guidance specifically describes property-manager review of failed attempts. It does not describe every failed check as an automatic rental denial.

What owners and agents should understand

Owners should confirm the screening criteria and services selected for their property with Keyes Property Management. Useful questions include who reviews results, how discrepancies are handled and how applicants receive requests for additional information.

Agents can help by directing applicants to the current application link for the correct property and explaining where questions should go. Avoid promising a decision date based solely on the use of screening software. Missing information, verification issues and the property's review process can affect what happens next.

A completed application is a step toward a decision. It does not guarantee approval, a particular move-in date or a shorter vacancy period.

Privacy and consistent treatment remain essential

Before providing sensitive information, review the application's disclosures and Boom's privacy policy, including information about service providers and data sharing. Use the application route confirmed by the property manager. Do not send account passwords to an agent or owner by email or text.

Screening criteria must be applied consistently and in accordance with applicable fair-housing and consumer-reporting requirements. The Fair Housing Act protects people from unlawful discrimination in rental housing. This includes making reasonable accommodations when required for a person with a disability. Applicants who need an adjustment to the application process should contact the property manager.

Consumer-reporting protections continue to apply when software is involved. The Federal Trade Commission explains that a denial or other unfavorable decision based partly or entirely on a consumer report requires an adverse-action notice. Examples include requiring a larger deposit or a co-signer because of report information.

The notice must identify the reporting company and explain the right to dispute inaccurate or incomplete information and request a free report within 60 days. Boom also provides a Consumer Relations resource for report-copy requests and disputes.

How to prepare before starting

Gather the information requested for your application and leave time to read each step. A practical starting checklist includes:

  • Your physical photo ID and, if required, a device with a working camera.
  • Current income documents covering the period requested in the application.
  • Accurate contact details and rental-history information, if requested.
  • Access to a bank or payroll service if you choose or are directed to an available connection method.

For ID photographs, Boom recommends good lighting, a clear image and keeping all edges of the document visible. If you need technical help, language assistance or a disability-related accommodation, ask before the issue prevents you from completing the application.

Boom lists English and Spanish customer support. If you prefer Spanish, ask which application steps and property-management communications can be supported in your preferred language.
