People on the Inside: Director provides superior assistance for developers

Bill Hall's approach makes life easier for developers.
"Sometimes, developers and condo converters put so much effort
into creating an exquisite and desirable property that they forget
to focus on one of the most important steps — selling the
property," said Hall, director of New Homes and Communities
by Illustrated Properties Real Estate Inc.
"
That's where we come in. We become the marketing and sales arm
for developers to sell their projects."
How does his company help? "We take away the headaches for
the developer. We have experienced professionals who deal only
with development, new-home and preconstruction sales, marketing,
construction and sales management.
"In addition, we offer planning and site review, government
relations, mortgage services, interior designers, and attorney
and title services," Hall added.
Growing up in Plainfield, Ind., a farming community west of Indianapolis,
Hall attended Culver Military Academy, then majored in philosophy
and speech at Butler University.
His family was in the insurance, real estate and mortuary/ambulance
businesses.
"My first recollection of real estate was watching my dad
sell property at the grand opening of National Homes neighborhoods
in Indiana," Hall said.
Hall spent many summers in South Florida before moving to Palm
Beach County in 1981. Hall started in Florida by leasing office
buildings with Merin Realty in West Palm Beach.
Hall really is married to his work: His wife, Nancy Cardone, is
the firm's executive director of development for New Homes and
Communities. Cardone is responsible for all the marketing and sales-staff
creation.
"I had always thought that there was more money in commercial
real estate than residential, until Nancy sold out Lighthouse Cove
in Tequesta and asked me why we couldn't do more of that type of
product," Hall said. "We found that combining my contacts
with her management style created a concept that provides a tremendous
benefit to our clients."
New Homes and Communities' clients include Allen Greenwald from
Miami, E.B. Developers Inc., George and Ed deGuardiola, Margolias
Realty Group, and Cliff Preminger of T-REX.
Darren Margolias, principal, Margolias Realty Group, said, "New

and sales agency for our newest property, The Strand, a condominium
in West Palm Beach. We have been impressed with the attention to
detail, continual communication and accelerated sales program."
Hall's rsum includes conceiving and finalizing, in 1990, the $104.7
million West Palm Beach Airport Centre deal.
Hall specializes in land-use, planning and development issues
as well as the transactional process. He serves as chairman of
the Palm Beach County Land Use Advisory Board and chairman of the
Local Planning Agency for Palm Beach County.
Hall has been named Commercial Real Estate Agent of the Year by
the Building Owners and Managers Association, and received a scholarship
from the Commercial Investment Real Estate Council for excellence
in commercial real estate.
Outside the fast-moving world of real estate, Hall enjoys real
speed. He races vintage cars, including a 1973 Porsche 914 with
KMW Motorsports, and a Porsche GT3 RS 911 with Orbit Racing — which
has won and finished fifth at the 24 hours of Le Mans. Hall also
enjoys bicycle racing, fly-fishing and horses.
